This is a type of Short-Term Residence Permit granted to those who own immovable property in Turkey, the property must be a residential property intended to be used by the owner as a place for living. If the owner’s family is living at the same residential property, those family members are also entitled to the same residence permit.
This residence permit can be issued for the maximum duration of 2 years, with the possibility of extensions.
Real Estate Residence Permit in Turkey (first application)
Required Documents for real estate residence in Turkey
From the property owner and each family member:
- The application form (signed by the applicant or their legal representative)
- The original passport (or travel document)
- A photocopy of the passport (or travel document): only the pages containing the applicant’s information + serial number of the passport (or travel document) + dates of issuing and expiry + visa and entry stamp
- Tax Number, you may get one for free at any tax office
- 4 colored personal photographs against white backdrop, not older than 6 months
- Health insurance that is valid throughout the stated duration of stay (children under 18 and elderly over 65 years of age are not required to submit a health insurance)
- If the applicant ins under 18 years of age:
- Photocopy of the family register (must be translated by a sworn translator and then accredited by notary public)
- It must be stated in the application form that the applicant is a minor. The parents or the custodian must sign the application form on the minor’s behalf
- Photocopy of the family register (must be translated by a sworn translator and then accredited by notary public)
- “Proof of Address” document (ikametgah) must be submitted, you can obtain one after registering your address at the local Citizenship and Population Directorate (Nüfus) which services the area where you live (click here to learn more on ikametgah and how to get one)
- One copy of the fees receipt
From property owner only:
- Original Title Deed document (Tapu in Turkish) with a notarized photocopy
- Numbering document (AKA Numarataj in Turkish), a document pertaining to the property-numbering plates, you may obtain this document from the municipality of your property
- DASK insurance document issued by “Doğal Afet Sigortaları Kurumu (Turkish for “Natural Disaster Insurance Institution”). This is a mandatory property insurance that can be obtained from any insurance broker (click here for more information on DASK)
Steps of Applying for Short-Term Residence Permit
- Obtain all required documents and make sure every single document is ready (except for the application form and fees receipt)
- Fill-in the application form on the website of General Directorate of Migration, under “First Application” section
- The website will reserve an interview appointment at the earliest available date and time (keep this information, it is vitally important)
- Print out the application form (the website will save it for you as a PDF file), you can print this file
- Arrange all the documents together
- Make sure all required documents are complete, nothing is missing, and that the applicant has indeed signed the application form
- Put all documents in one envelop to submit them in full at the interview (if the applicants are a family, a separate envelop must be prepared for each family member)
- You may request a translator during the interview, it’s for free
- After the employee accepts your documents, you are required to pay the fees at the Cash Desk (at the same building), upon making the payment the cashier will give you a receipt, you should take it back to the first employee who will then give you a Proof of Application document to legalize your stay in the country while your papers are being processed
Notes
- Make sure to reserve the interview appointment before your visa expires
- Your passport (or travel document) must has at least 6 months of validity remaining
- If the application is for a family, the application steps are repeated for each family member, prepare a separate set of documents for each family member. Each family member will get an interview appointment
- The interview appointment issued by the General Directorate of Migration is personal pertaining only to the applicant, the date of the appointment is highly important
- A minor applicant must be escorted by parents or custodian
- Payment of fees can only be made in cash with local currency (bank transfers and credit/debit card payments are not accepted), thus make sure you bring enough cash to pay for applications of each family member (click here to know how much you must pay according to your nationality)
- Make sure you get the Proof of Application document stamped by the directorate before you leave
- The residence permit card will be issued and mailed to the provided address by registered mail (PTT) within 30 to 90 days at most after receiving the documents, and it will be valid for a year or 2 (based on what was stated in the application)
- If the passport (or travel document) is valid for less than the stated period, the permit will be issued for the expiry date of the passport (or travel document) minus 60 days

- Fill-in the application form on the website of General Directorate of Migration, under “Extension” section
- If none of the information you submitted in the previous application has been changed, the website will save your application for you as a PDF file, you can print this file and sign it
- Pay the fees according to what is shown on the website, payment can be made through a credit/debit card, or in person at any bank
- Keep two copies of the payment receipt:
- If paid online, the website will save the receipt as a PDF file, print two copies
- If paid in person at the bank, ask the cashier for two copies of the receipt
- If paid online, the website will save the receipt as a PDF file, print two copies
- Arrange all the documents together (include one copy of the receipt, and keep the other copy for yourself)
- Make sure all required documents are complete, nothing is missing, and that the applicant has indeed signed the application form
- Put all documents in one envelop and send by registered mail (PTT) or by courier not later than 5 working days after making the online application (weekends and public holidays not accounted for). Documents sent by regular mail will not be accepted. Documents sent later than 5 working says will not be accepted
Notes:
- Extension applications cannot be made earlier than 60 days of the expiry date of the current residence permit
- If any of the information used in the previous application has been changed the website will reserve an interview appointment for you, in such case the process is identical to First Application, and the employee will put the current residence permit card in your submitted file.
- To avoid note #2, it is better to update your information once any has changed (i.e. new passport, new flat, etc.), do not wait until it is time for extension. Information update can be made it the General Directorate of Migration or a its nearest branch to you
- In case the extension is for a family, the application steps are repeated for each family member, prepare a separate set of documents for each family member, and put each in its own envelop when sending them by registered mail or courier
- Received documents pertaining to multiple applicants inside a single envelop will be ignored
- If documents are not complete, or if the General Directorate of Migration requests additional documents, the applicant will be notified by an SMS, and given 30 days to submit the requested documents
- The new residence permit card will be issued and mailed to the provided address by registered mail (PTT) within 30 to 90 days at most after receiving the documents, and it will be valid for a year or 2 (based on what was stated in the application)
- If the passport (or travel document) is valid for less than the stated period, the permit will be issued for the expiry date of the passport (or travel document) minus 60 days
